The Area
Hepworth is a pretty village just beyond Holmfirth. This beautiful home sits outside the centre of the village in a picturesque setting which has very long distance views over the surrounding area. Upper Nabb Farm enjoys great privacy but there are neighbours around and about, if you need them.

If you are a “foody”, there are excellent places to eat out close by and throughout the overall area. There is an excellent Butcher’s shop just down the road and Holmfirth has more great amenities. These include a very good Fishmonger, a wide variety of places to eat and drink, along with arts, music and cultural venues.

Despite the peaceful rural setting, Upper Nabb Farm is a convenient home for commuters to the regional business centres. It sits close to the middle of the “Northern Powerhouse” centres of Leeds, Manchester and Sheffield within impressive countryside, close to the spectacular Peak District National Park. The live-in kitchen is a great space in two connected areas. The kitchen is tucked off the living space, a convenient place to prepare meals without having the smells and clutter in your dining area. There is also a supplementary oven and preparation space in the dining area, perfect for keeping food warm and serving up for your family and guests.

We absolutely love the main living area. It is open to a high, pitched ceiling with large exposed beams and trusses. The brick fireplace rises to the ceiling and the large stove is a great feature for the winter months, although the under-floor heating provides sufficient warmth. The upper level is encased by oak and glass balustrades and there is a large barn door window. Within this one space, there is a sitting area, lower level snug and library, upper level TV room, study and bathroom. This enables the whole family the opportunity to relax, play games, study, read and watch films all within one area. It also makes an excellent venue for large parties.

The stables sit within the courtyard, meaning you can see your four legged friends from the main house. The courtyard is a sheltered area which is surrounded on three sides by the home, annexe, garaging and stables.

Upper Nabb Farm is a large home which is also quite eco-friendly to run. There is an array of solar panels on the garage roof, these connect to a range of air-source heat pumps which power the central heating and hot water systems. The cottage annexe has its own oil fired heating and hot water system.

The Ground Floor

We arrive from the courtyard into a cosy entrance hall which has a contemporary styled washroom. The hall then leads into the spacious dining area which is open to the kitchen. There is a sweet cast iron stove set within a tiled brick chimney breast, a feature wine rack and patio doors to the front garden which can be flung open on warm summer days.

The dining area has an island with an oven, a granite surface and a chopping-block table. There is also a range of crockery cabinets and a larder cabinet. The tiled floor runs through to the kitchen area which has a further range of hand-made cabinets with granite surfaces. There is a twin farmhouse sink, an integrated dishwasher and an AGA cooking range with a canopy. There is also space for a built-in microwave and fridge freezer.

A door leads from the kitchen into the utility boot room which has laundry connections, space for a large fridge freezer and access to the garage and courtyard. This is the perfect place to strip off wet clothes after a good countryside walk, towel down the dog and warm up before popping the kettle on.

From the kitchen dining area, we walk into the spectacular grand hall. This is a beautiful open space with a high ceiling, an under heated stone flagged floor and large windows. There is an exposed stone wall and a large brick built fireplace which houses the cast iron stove. The central sitting room is a perfect place for family and friends to have a chat. A step leads down into an open snug area which has a hallway and a door to the front garden. The lower level library is fitted with beautiful book cases and has a heated oak floor, patio doors lead into the courtyard from the kitchen dining area.

Beyond the library we have another sitting room which can make a great home cinema. There is also a ground floor double bedroom which has an en suite bathroom and a picture window looking down over Bedding Edge Road.

A beautiful oak staircase with glass panels rises to the spectacular galleried landing. There are two large open landings on the upper level, these can be used for many purposes but are currently arranged as a TV room and a study with skylights and lots of eaves storage space.

The First Floor

We access the first floor of Upper Nabb Farm through the grand hall. The glass panelled staircase rises through this beautiful space to the upper level living areas. A nice way to go to bed or start the day.

The first floor bedrooms are arranged at either end of the principal wing of Upper Nabb Farm. This allows parents and children or house guests to have their own privacy and space, all within easy reach of each other. We would love to see this space at Christmas. It would be magical for children, running across the landings while looking down over the tree laden with presents, on their way to wake up Mum & Dad.

The beautiful bridged landing spans the upper section of the arched barn window and leads to the spacious master suite. The bedroom area can easily accommodate a large bed, along with furniture and possibly a cosy sitting area. The principal window looks out to the south east and there are two sweet windows looking out through the gable end. There are three secondary rooms off the master bedroom. The spacious en suite bathroom has a large double bath and a shower cubicle along with two wash basins, the walk-in wardrobe is set off the bedroom area. There is also a separate cloakroom with a wash basin, a loo and a bidet, a far more civilised arrangement than having these facilities in the en suite.

We walk back across the bridged landing and through the upper level sitting room to access the two remaining first floor bedrooms, both of which are set off a small inner lobby. The second bedroom has exposed ceiling beams and a gable end window with a window seat looking out over a wide ranging view. This room also has a run of eaves storage cupboards and plenty of space to create a study area. The third bedroom can also accommodate a double bed along with wardrobes and a study area, this has windows looking into the courtyard and a skylight.

Both of these rooms are excellent children’s bedrooms, within easy reach of the house bathroom which has a shower bath, a loo and wash basin. As these bedrooms are both set off a lobby, it would be very easy to use them as one space for a very lucky child who could enjoy a bedroom and connecting living space within which they could relax, play and study outside of the family living areas.

The Cottage Annexe
This former barn has been converted into an adjoining annexe which can be used for many purposes.

On the ground floor, we have a kitchen area which has access to the integral garage. This makes an easy connection between both parts of this great home, perfect for extended families to walk between one part and the other.

The kitchen has a range of wooden fronted cabinets with a double sink, space for a dishwasher, washer dryer and there is a Belling cooking range beneath a canopy. A tiled floor runs through a large opening into the spacious dining area which has double patio doors to the side garden.

The entrance hall has access to the courtyard and a cloakroom. Double doors open from the dining kitchen into a spacious sitting room which also has a door to the courtyard and stairs up to the first floor landing.

The landing has an exposed stone wall and access to the bathroom which has a shower bath, basin and loo. One bedroom is open to a pitched ceiling, the other has a staircase up to an upper level mezzanine bed deck. The second bedroom is an ideal kids room and offers enough space for a number of children to sleep here, making it perfect for the holiday let market.

The Grounds

Upper Nabb Farm is surrounded by its own land, providing privacy and good views of your gardens and the surrounding hils and valleys from many windows.

The private drive has easy and flat access onto Bedding Edge Road. This can be a real blessing if the weather turns during the winter months. This great home sits at around 1200 feet above sea level, so there is little chance of a flood but you may get a decent covering of snow during the winter months.

The gardens wrap around Upper Nabb Farm and are mainly laid to lawn at present, creating easy to maintain open areas for the family to sit outside and play during the summer months. If you have green fingers, there is plenty of scope to make a detailed landscaped garden within the dry stone walled boundaries around the main house and extending to the areas beyond the cottage annexe.

There are three stables within the courtyard, one of which has space for a tack room and all are easily visible from the principal living areas of the home.

There are additional sections of land available by seperate negotiation, which provide good amenity space and a picturesque pond. These could be used for livestock grazing and possibly rearing fish. If you want the enjoyment of having grounds to wander in and walk the dogs, along with the comfort and security of owning your immediate environment but are not a horsey person, it may be worth considering buying some sheep, they are nature’s lawnmowers. If you are a horticulturalist, you could make moves towards self-sustainability with this great external space.
