These two beautiful homes, with paddocks and unique design features, are now complete and ready to be fully appreciated. Come along to our Open Viewings on Sunday 29th April or 13th May, 2-4pm, for a good look around and a glass of fizz.
It is rare to find such an impressive newly built home in a rural setting, couple that with a generous plot, paddock land and convenience for commuters and you have a special combination.
Dransfield Hill Farm is a small community of three high quality homes, converted from a former farmstead. The Barn is the largest of the three homes and when all complete and occupied you can live in an exclusive community with privacy and the benefit of neighbours close by, if you want a helping hand or a cup of tea and a chat.
You enter this fine home through the impressive double height hallway. This spectacular room has lots of light from the two large barn door style openings and the ceiling atrium, which is set high above the beautiful bridged landing. This is a very welcome sight to return home to, especially if the cassette stove is lit, your guests are bound to be impressed too.
We love the semi-open plan arrangement of The Barn, the living areas are nicely zoned but also free flowing. Perfect for modern family life and great for parties. We particularly like the kitchen area, where you are likely to spend most of your time. The very smart kitchen has Sie Matic cabinets with Corian surfaces and it opens into a spacious living room, with lots of windows and a high sloping ceiling. This space will accommodate a family dining table and a sofa and chair, enabling the whole family to cook, dine, relax and play, all in one stylish space.
The master suite is also an exceptional room. The high sloping ceilings are crowned by a ceiling atrium and a bank of glass gives views through the skylights above the kitchen living area. There is a large open dressing area with plenty of space for you to fit wardrobes of your choice. The en suite is also a great feature, a long room with a walk-through shower and a central free-standing bath. All very stylish.
The gardens wrap around The Barn and provide plenty of space for the whole family to play. The paddock is great additional utility space or, with permission, you may be able to construct a stable to house a pony.
The Ground Floor
Step into the hallway, through either of the doors set within the large barn door style windows and you know you’ve arrived somewhere special. One door leads to the front garden, the other to a pathway which runs around the rear garden to the driveway. This great space has very high ceilings and divides both the ground and first floor. A beautiful glass and oak staircase rises up to the superb bridged landing. There is an oak floor which runs through into a boot room which then leads to a smart contemporary cloakroom. We love the dual aspect cassette stove which can bring a warm glow into the hallway and the kitchen in the winter time.
The kitchen is a great space and the light-coloured range of cabinets look perfect. The main bank of cabinets incorporate an integrated fridge and freezer along with a Neff oven and convection microwave. To the side, you have another range of cabinets, with an integrated dishwasher, which are topped with a Corian surface with an integral sink, all set beneath a neat glass splash back. The central island provides a range of pan drawer units, topped with a Corian slab which extends to a breakfast bar. There is a very neat induction hob with a built-in extractor. The kitchen living room has large windows and a door to the front garden, a large skylight and an oak floor. This is a great room for you to enjoy through the day or night and at all times of year.
The adjoining utility room has laundry connections, more storage space and an external door. This makes it really easy for you and the kids to get dressed down after a long countryside walk, before entering your smart home. Across the hallway, you have an inner hall with a storage cupboard where you can store family and friend’s coats and shoes, beyond which there is a smart contemporary cloakroom with a loo and a cabinet mounted wash basin.
You can walk either side of the impressive staircase and down into the principal living areas. Firstly, you have a dining room with an oak floor and windows looking over the front garden. A step then leads down into the spacious sitting room which has windows to both aspects and a door opening onto the rear garden. There is space for a stove to sit on the stone hearth and a recess for a bookcase. These two rooms can be arranged in a variety of ways, to suit your lifestyle. Many people decide not to have formal dining rooms, especially when there is such a superb dining kitchen space. If this suits you, both of these rooms can be arranged as sitting areas, one can be a family snug and the other your formal space for relaxing when the kids have gone to bed.
Walk up the fine staircase and onto the bridged landing, both of which have glass panels and oak balustrades. We love the central atrium, it’s a really special feature which divides the first floor, giving you a bit of space between the master bedroom and the family bedrooms.
The master bedroom is a superb room, it’s spacious and can accommodate a large bed and a sitting area, all set beneath the high ceilings and atrium rooflight. To the rear of the bedroom, towards the dressing room, there is space to have a neat dressing table beneath an internal window looking out into the hallway. The dressing room has plenty of space to accommodate a decent run of wardrobes and is open to the ceiling so light spills in from the atrium above. A door leads through from the dressing room to the excellent en suite which has sloping ceilings with sky lights. There are twin basins and a loo set within a marble lined unit which has a large mirror above. We love the central free-standing bath and the large walk through shower.
Head back over the bridged landing towards the family bedrooms and you have a very smart house bathroom on the left. There is a shower bath, a cabinet mounted wash basin and a loo beneath a large inset mirror.
The second bedroom looks over the rear gardens, the paddock and the countryside beyond, it also has another stylish open en suite shower room. The third bedroom is a good double which looks over the front garden. The fourth bedroom is a really interesting space, arranged over two levels. On the lower level there is space for wardrobes and a study area with an internal window. The staircase heads up to a superb upper level which has a ceiling light atrium. This would make an excellent bed-deck for a very lucky child or we could see this room making a great home office and upper level reading room. It’s quite an experience to sit up here watching the sky through the day or night.
Dransfield Hill Farm is arranged around a central courtyard which is accessed via remotely operated gates. This smart central area leads to the very spacious integral garage for The Barn. The garage has plenty of room to house a couple of large cars, along with providing additional storage space.
A pathway leads around The Barn and provides access to the front and rear gardens. These lawned areas provide plenty of room for the kids to play and for you to create outdoor sitting and dining areas. The doors from the hallway, the kitchen living area and the sitting room, allow you to open up most of the ground floor for free-flowing summer garden parties.
Beyond the courtyard you have a nice pony paddock, which backs onto the open surrounding countryside. This smart area of utility land will be enclosed by estate fencing to provide a secure space where your children can play, the dogs can run around or you could keep a pony.
To the side of the barn there is an additional area of land which may be purchased by separate negotiation.
