This great community is home to a variety of successful people who like having the security of neighbours while retaining their own space and privacy. If you want a large and impressive home for everyday living and you enjoy travelling, this is a great option for you. Possibly one of the best “lock up and leave” homes in the area.

The hallway opens into an incredible space which rises through all three floors. The importance of hallways and landings can often be underestimated, especially in modern homes but this couldn’t be further from the truth here. The upper floors are arranged around beautiful open landings and this whole space is focused around the huge windows that sit within the central gable.

The living areas flow together really well, there’s a space for every occasion and there are bespoke design features everywhere you look. No.10 works equally well throughout the seasons. We think the crowning glory of this great home is the second floor “sky lounge”. This spectacular, dynamic space has bi-folding doors opening onto a beautiful sheltered terrace which looks straight out into the canopy of the surrounding woodland, a perfect spot to enjoy a fine single malt and a Cuban.

No.10 looks really impressive, it’s a large statement house but the full impact of its design happens when you step inside. There are beautiful bespoke features throughout this home, all very well designed and perfectly finished. Some of our favourite touches are the beautifully contoured ceilings, the banks of external windows and the cleverly designated open plan spaces. There are many interesting views through the openings and internal windows these create unified spaces which are also separate and private. This all combines into a very welcoming and easy home to live in. Perfect for modern family life and great for parties. 

This great home was completed in 2013 so it should hopefully give you years of hassle free enjoyment. The current owners customised the specification to a great level. Many of the curtains and blinds can be remotely controlled and there is a central Lutron lighting control system and a CCTV and security system.

There are two storage cupboards and a stepped platform leads to the staircase which rises through the dramatic stairway. An oak strip floor runs throughout the hall and into the cloakroom, kitchen, dining room and family room.

Steps lead down from the dining room and into the superb sitting room. This really impressive space can accommodate your family and friends in style. There is a high contoured ceiling and a bank of tall windows and doors opening to the terraced garden seating area. The long stone hearth spans the length of the room and brings a run of natural warm colour into the room, beneath the cassette stove which sits next to a smart recessed log store. Steps lead up from the formal sitting room to the family snug which is a great casual place for your family to cuddle up and enjoy a good film.

The hallway provides access to the utility room which has laundry connections and more storage cabinets. This in turn leads to the large integral garage which has a lot more storage space and a separate external door.


The First Floor


You rise up the impressive staircase, beneath the huge window which has the largest remotely operated blind we have ever seen. The large central landing connects the first floor and has spaces for sofas and chairs, creating nice peaceful spaces where you can enjoy a good read. There is a useful laundry store beneath the stairs to the second floor.

The master bedroom is another beautiful space, it is large and impressive  while comfortable and cosy. All the windows have skylights have remotely operated black out blinds which, along with the lights, can be operated by the push of a button on the bed side table control panels. There is a raised display area behind the bed and plenty of space for bedroom furniture and sitting areas. The separate dressing room enables you to enjoy the whole bedroom in a clean un-cluttered way. The high ceiling flows over the superb en suite. This is a very well designed bathroom with many more nice touches. The double ended bath is set within a recess and has a hand shower. There are twin basins on a marble surfaced cabinet, set beneath a large mirror. The loo is tucked away behind a discreet frosted glass screen and the shower enclosure has a window looking into the bedroom. What a great place to start or end the day. Across the landing you have a very smart dressing room which is wrapped with banks of mirrored wardrobes, a great place where you can admire each other getting ready for the day or a big night out.

The second bedroom suite is spacious and has a bank of fitted wardrobes and views over the rear garden, along with a very smart en suite shower room. This room is great for guests or a lucky child who can enjoy their own sitting and study areas. The third bedroom suite sits to the front and has plenty of space for a range of furniture, there is another really stylish en suite shower room. The fourth bedroom sits at the rear and also has a bank of built in wardrobes and space for a study or sitting area.

The house bathroom is, as you would expect, beautifully finished with more neat design touches which include a bank of square high-level windows. There is a double bath with a hand shower, a loo and twin basins set on a quartz surface above an open storage cabinet, beneath a large mirror. We particularly like the recessed open cabinet and the small square window which provides a view from within the shower.


The Second Floor


You rise up from the principal galleried landing to another beautiful central landing. It’s a great view from up here, you really see the full extent of these exceptional central spaces. This floor provides another excellent bedroom suite, which is perfect for guests who may want a little peace, away from the family bedrooms. There is also an amazing sitting room. This configuration offers the obvious potential for a very lucky older child to have their own bedroom suite and sitting room on the top floor. While this would work really well, we think it would be a shame as you could have so much fun in the sitting room.

The bedroom suite has a bank of six skylights which look out into the canopy of the woodland, all with remotely operated black-out blinds. There is space for a sitting area and the recessed dressing area has fitted wardrobes. A frosted glass door leads into another very smart en suite shower room.

The sitting room is the perfect place for you to unwind after a long day and to have fun late into the night. This is a beautifully dynamic space with high sloping ceilings, a glass tiled curved wall and a variety of skylights and feature windows. A bank of bi-folding doors, set beneath a top light, open onto a superb second floor terrace. This exceptional sheltered outdoor space works superbly at any time of year. In the summer, it is a cool spot to enjoy a long drink while looking out into the thick canopy. It must be spectacular in autumn as the leaves turn and in the height of winter it provides fresh air and shelter from the elements. It must be great to watch the heavens open over the woodland. This beautiful terrace allows you to fully enjoy the sights and sounds of nature from the comfort of your own extremely private outdoor space. 


The External Areas


Security gates allow access from Fixby Road into the central areas of Delamere Gardens. Follow the communal drive around to the right and No.10 is on the left hand side. Remotely operated gates lead into the parking courtyard which can easily accommodate a large family’s cars with room for guest’s as well. Paths lead around either side of the house to the beautiful rear garden.

The flagged terrace runs across the whole width of the rear elevation. This wraps around the side of the house to create a beautiful sheltered area which has raised bed planters and storage space. 

The terrace is an excellent space for al-fresco family life and entertaining. The kitchen, dining room and formal sitting room all have patio doors which allow the ground floor and gardens to flow as one space for large summer time parties. The upper level of the terrace is a perfect dining area, with easy access to the kitchen and dining room. The lower level is a great outdoor living space with access to the sitting room. You can relax in the sun, with music playing from the living rooms and listen to the trees rustling in the wind, preferably with a glass of fizz or two.

There is a lawned area beneath the terrace which has planted borders and a sunken trampoline, so the kids or you can bounce away safely. The lawn then curves down around more borders to a lower level which has a hedge and fencing backing onto the woodland area has a great planted bank and is the ideal spot for all the swings and slides, still in sight but far enough away for the whole family to enjoy the garden at the same time.
