The Area

We love the big, bold countryside around here, the surrounding moorland hills look dramatic throughout the year and especially beautiful when the heather is out.

Calf Lee House is a very flexible home which offers immense scope for multi-generational families and business owners who want storage and office space in a secure and private setting.

The Ground Floor

Steps run down from the parking area and principal garages, past the kennels and on to a path leading to the smart arched oak front doors. We arrive in the entrance hall which has a “Star Galaxy” granite tiled floor which flows through to the breakfast kitchen, the conservatory, the cloakroom and the study. The home office has fitted storage cabinets and the cloakroom is tiled in Travertine with a modern white suite.

The spacious kitchen is open to a snug area and the large garden room, which also has direct access to the snug. This creates one free flowing space that can be arranged in many ways to enable the whole family to cook, dine, relax and play all in one area.

The kitchen cabinets have Oak Shaker style doors and granite surfaces which extend into a curved breakfast bar. The appliances include an integrated dishwasher, microwave, coffee machine, double oven, hob and wine fridge. There is also space for a large double fridge, freezer. The snug is a cosy, carpeted space with a solid fuel stove set in a stone surround, perfect for winter afternoons and we think this space works equally well as a sitting room or dining area.

The garden room is a spectacular space to enjoy the views from, throughout the year. It has under floor heating, air conditioning and double doors lead out onto a very large oak decked platform which is ideal for summer garden parties, plenty of space for large gatherings.

The formal sitting room is a lovely place to relax. There is a solid fuel stove set within a carved stone surround for cosy winter evenings and patio doors which can be flung open on long summer days.

The First Floor

We love the master bedroom, it is a great place to start or end the day. There are high sloping ceilings, fitted wardrobes and drawers along with windows to three sides which include a charming arched window. A patio door opens onto a balcony which has views to the west, perfect for watching the setting sun. There is a smart en suite with a multi-function shower and a carved Travertine bowl basin, set beneath a large illuminated mirror.

The three family and guest bedrooms are also fitted with high quality furniture and are all serviced by a stylish, Travertine tiled house bathroom. There is a shower bath and a carved Travertine trough basin beneath a large mirror.

The Cottage Annexe & Games Area

Set just behind the Calf Lee House, next to the garaging, we have a superb cottage annexe. This very flexible space has also been finished to a high standard, in a similar style to the main house.

This area is currently arranged as a brilliant games and leisure area with a Travertine tiled floor. This is the perfect place for late night parties, when you can make as much noise and mess as you want, just a short stagger from the peace and comfort of your bedroom in the main house.

There is a bar area with a recessed snug. It would be relatively easy to extend the range of cabinets in order to create a full kitchen. There would be plenty of space remaining for a comfortable open plan living and dining area. The Travertine floor continues into a smart shower room and a separate room which can make a double bedroom. The whole annexe could easily remain as a games area whilst providing the perfect place for an older child or live-in staff member to have their own space and privacy, far enough from but close enough to the main house.

The Office, Gymnasium & Utility Room

The office sits on the opposite side of the principal garage from the cottage annexe. There is fitted office furniture and plenty of space to run a business from home and an internal door leads from the office into the double garage.

The adjoining utility room has fitted storage cabinets, laundry connections and the water filtration system. This could easily be adapted to create a garden kitchen if required. A door leads from the kitchen into the gymnasium which has an external door to the rear driveway. The adjoining potting shed has external access that could make a great sauna, Groom’s room or tack room.

It may be possible to re-configure these external rooms of Calf Lee House to create a second cottage annexe.

The Garaging & Barns

The principal double garage is large enough to house two impressive cars and retain some workshop space. As there is plenty of additional garaging in the adjoining barn, it may be possible to convert these garages into more living space if required, possibly for the creation of a second annexe which could include the office space, utility room and gymnasium.

The barn has a high, roller door for vehicular access and is set behind the cottage annexe with an internal door to the current games room. The barn provides excellent storage which would be ideal for business owners who need to store plenty of stock. It also offers superb garaging, we would love to see a stable of classic cars in here!

It may also be possible to adapt the barn into additional health and leisure space, there would be enough room for a family swimming pool, a hot tub or sauna or it could make a first class gymnasium. There could also be the potential to adapt this area into even more living space, if required.

A second barn has just been construction and this excellent space provides superb further storage, garage space or stabling.

The Gardens & Grounds

Calf Lee House sits within a gently sloping hillside in just under half an acre of gardens which are mainly laid to lawn. There are also planted rockery borders and patio seating areas, one of which has a raised pond and both are beautiful places to enjoy the sun and take in the views.

At the front of the house, there is a very large decking platform which is a spectacular outdoor summer entertaining area with a wide run of steps leading down to the front garden.

To the rear of the cottage annexe there is a sheltered parking area which is surrounded by a conifer hedge. This makes perfect visitor parking and we think it could also be a really nice place for a training menage.

The grazing land extends to over 11 acres and surrounds the front and side aspects of Calf Lee House, allowing you to keep an eye on your four legged friends from home.
